Project Description
This 115,000 square foot gem is a JVA Structural and Civil group effort and consists of a 189-guestroom hotel located at the edge of Boulder’s University Hill neighborhood. The hotel includes a below-grade parking garage with a mechanical stacked parking system to maximize parking density and minimize construction cost. The watertight below-grade and below-water table parking garage is designed to resist the hydrostatic pressure from the high ground water table, avoiding costly mechanical and water treatment requirements. The building includes 5,700 sf of meeting rooms and 9,500 sf of street-activated retail. The retail area merges with the existing uses on The Hill and maximizes transparency along each street frontage with an aesthetic blend of glass curtainwalls and brick facades.
The project’s highlights include composite structural slabs supported on metal stud bearing walls over a concrete post-tensioned transfer podium above the hotel’s amenity and retail areas. The project includes a bridge framed in glass curtainwall connecting the two hotel wings, a low roof hot tub and patio area with views of the flatirons, and exterior terraces and public plazas that use the 20 feet of topographic elevation change across the site to encourage both active and passive use from the public and hotel guests. Public roadway and utility infrastructure upgrades were also required to support the site.
The building, plaza, and site upgrades provide a meaningful gathering place in our community on The Hill.
